Primary Residential Mortgage Reviews

Great support from UW, best back end support i ve seen. I ve worked for 3 mortgage companies before PRMI.

There s nothing bad at working at PRMI. I only wish that we weren t so conservative or have overlays sometimes. I ve lost a few deals because of it and/or the other lender was able to get the borrower pre-approved for a little more than I could. I do however, understand it s for a good reason why we have those overlays.

Advice to Management

Maybe loosen up the guidelines a little more without putting the company at risk. Less overlays would be great. Everything else in the company is great!

Established, large company, good mix of loan programs in place.

They re top heavy, and as a result disconnected with what happens in the branches they re just numbers on a page. Division owners are given too much autonomy to do things their way even when it doesn t work. Corporate doesn t take ownership of it s relationship with all branch employees, it s like you re a distant cousin they don t really know or see. Some corporate employees seem to think they can exist without the branches producing. The corporate underwriting team for new branches is slow, inexperienced and insensitive to the borrower s needs. The processors at corporate meant well but were also inexperienced.

Advice to Management

Pay attention to branch offices, how they re run, who works there, get to know all your employees and take care of them because your success depends on what s going on in them not at corporate. Measure the performance of all employees, especially salaried. Show some appreciation, trust and respect to your L.O. s

Good mix of products. Company seemed to be progressive in terms of creating products and services that the industry needs. If you are in Utah, you are in good standing.

Unpredictable. Company will decide to not do business in your state and you wake up the next morning only to find that the office has been moved out and is now vacant. All of your pipeline now needs to find new homes quick before your clients leave you. Embarrassing to face your borrowers/clients by saying that the company you worked for shut down operations overnight and moved back to Utah.

Did the same thing to me as an account executive in 2006 and I was lured back in because a good friend worked for them.

Advice to Management

Get away from me.

We have our mortgage with SunTrust, and pretty much do all our banking with them. Customer service is absolutely exceptional. You can actually speak with a human being when you call them up! Not sure if it’s just plain southern hospitality, but the employees are always friendly and go out of their way to provide you with the answers you are looking for. A few months back, they were going to initiate card usage fees, but ultimately decided not to after listening to their customers! Banking is pleasant, professional and meets all of our needs. Much better than a few of the larger, more corporate-type banking institutions out there. read more

Loan Officer Overview

Overview

Financing a college education, buying a new car and purchasing a home for your family are among the dreams loan officers help you achieve. Loan officers are often part of the supporting cast that helps finance the milestones in our lives. Frank Donnelly, former president of the Mortgage Bankers Association of Metropolitan Washington, recalls one loan settlement he’ll always remember.

“The lady [purchasing the home] walked in with her son, who had on a suit and tie,” Donnelly says. “She herself was dressed up in a full-length gown with a headdress. And she said it was because she wanted to show her son how important it was to buy a house. When you do this day in and day out, you can sometimes forget about what a big deal this is to people.”

Loan officers advise, evaluate and authorize loans to people and businesses. They work in a range of settings, including commercial banks, credit unions, mortgage companies and car dealerships. The profession involves a lot of paperwork and managing logistics, and it also requires extraordinary interpersonal skills. Borrowing money can be a nerve-wracking experience, and a loan officer should make his or her clients feel at ease during the process while still educating them on their decision.

“I like to meet with customers face to face,” Donnelly says.”It’s my job to make sure that they come to their next purchasing decision with more knowledge and wherewithal for the process.”

The need for loan officers is related to the health of the economy. Economic growth, population growth and low interest rates all create demand for loans and employment opportunities for loan officers. The Bureau of Labor Statistics projects employment growth of 8 percent between 2014 and 2024, and 24,500 new positions are projected in the coming decade. However, the growing use of loan underwriting software, which automatically underwrites loans online, could temper some of the job growth.

Salary

The pay scale for evaluating, originating and approving loans varies broadly. The median salary for a loan officer in 2014 was $62,620, according to the BLS. Top earners made a lucrative $128,390, while those in the bottom 10th percentile earned $33,050. According to Donnelly, many loan officers receive their pay from commissions, so their earnings could fluctuate from year to year. Jobs in New York City; Ocala, Florida; and Grand Junction, Colorado pay the top salaries.

Training

Loan officers typically need at least a bachelor’s degree, preferably in a business-related field such as finance, economics or accounting. Mortgage loan officers need a mortgage loan originator license, which requires passing an exam, at least 20 hours of coursework and background and credit checks. Additional training takes place on the job.

Job Satisfaction

Average Americans work well into their 60s, so workers might as well have a job that’s enjoyable and a career that’s fulfilling. A job with a low stress level, good work-life balance and solid prospects to improve, get promoted and earn a higher salary would make many employees happy. Here’s how this job’s satisfaction is rated in terms of upward mobility, stress level and flexibility.

Cash Call Mortgage Reviews: What You Need to Know

Since the lead-up to the housing bubble in the mid-2000s, the mortgage industry has been dominated by direct-to-consumer mortgage originators offering lower rates and a streamlined underwriting process. As the housing market heated up, homebuyers were pressed into obtaining a quick lock on their rates and a fast turnaround on their applications, which was what these new mortgage companies advertised. For many homebuyers, the only thing that matters is getting the lowest possible rate. This is especially true in markets such as southern California, where the cost of home ownership is among the highest in the country. Chances are, if you live in or visit southern California and listen to the radio at night, you have heard the radio commercials touting a “no closing cost mortgage” by CashCall Mortgage, a division of CashCall Inc. Founded in 2003, CashCall Mortgage is among the top 30 mortgage originators in the country.

About CashCall Mortgage

CashCall Mortgage, an Orange, California-based company, operates as a centralized call center, taking loan applications directly from consumers or through the Internet. As a direct-to-consumer loan originator, the company offers a streamlined application and lending process, which reduces its costs. The savings are passed on to its customers in the form of lower interest rates. In 2015, CashCall Mortgage was acquired by Impac Mortgage Holdings Inc. (NYSE: IMH ), an Irvine, California-based mortgage originator founded in 1995. The acquisition ranks Impac Mortgage in the top 20 mortgage lenders in the country. CashCall Mortgage continues to operate as a separate division under its original name.

Mortgage Products Offered

CashCall Mortgage offers a full range of loan products, including 10-, 15-, and 30-year fixed-rate mortgages. For each of its fixed-rate loan products, the company offers a zero closing costs version on refinances. Rates on the zero closing cost loans are slightly higher than the standard version, but there are no upfront closing costs to be paid. That includes the cost of an appraisal, which is paid by CashCall Mortgage.

CashCall Mortgage also offers no closing cost jumbo loans over $417,000, and a Do Over Refinance for owner-occupied borrowers who funded a loan elsewhere in the last 18 months. For the Do Over Refinance, borrowers must provide a copy of their mortgage statement with the current fixed loan rate and mortgage term. CashCall will then offer a lower fixed rate with no closing costs, although it may come with a shorter mortgage term. The loan must fund within 30 days of the application.

Mortgage Rates

CashCall Mortgage offers several options for each of its fixed-rate loans, including a zero-cost Roll Down option, a flat $995 lender fee and two-point options.

As of May 7, 2016, the rates on the company’s 30-year fixed loan were 3.50% for a Roll Down, 3.50% for a flat lender fee, 3.375% for 0.50 points, and 3.25% for 1.25 points.

For 15-year fixed loans, the rates were 2.875% for a Roll Down, 2.875% for a flat fee, 2.750% for 0.25 points and 2.625% for 0.50 points.

For 10-year fixed loans, the rates were 2.875% for a Roll Down, 2.75% for a flat fee, 2.625% for 0.25 points and 2.50% for 1.0 points.

What Consumers Are Saying

CashCall Inc. has 204 complaints filed with the Better Business Bureau (BBB), but the vast majority of them involve the company’s consumer loan division, which has come under fire from a number of states for illegal advertising and lending practices. Reviews for its mortgage loans found on review sites such as Yelp are mixed, with about two-thirds giving five stars and one-third giving one star. Most of the reviews, both positive and negative, centered on the company’s underwriting process and customer service.

People who had a favorable experience touted the easy application process and quick turnaround, while those with an unfavorable experience complained that the process was convoluted and slow. It appears that the difference in experiences came down to the particular agent with whom they worked. The company either earned high praise for competence and customer service or criticism for poor service and indifference.

Carrington Mortgage Holdings Reviews

They pay more than most call centers are willing to. The training is also seemingly extensive until you have to apply your knowledge on the floor .

They tell you that once you get out on the floor. you ll have someone sitting side by side with you for a week. That was false. The trainer goes between Indianapolis and Texas so she wasn t there to back up our claims as the managers on the floor didn t know anything about the side by side. We were also put on incoming calls that we had no experience with when we were supposed to be making general outbound calls only .

Advice to Management

Better communication between management to better serve employees with help. Also. please try to be closer to new hires when they get out on the floor to assist customers more fluently. Having to search for a manager while on a call is cumbersome .

Great employment agency that is proactive and provides all the useful information on how to prepare for an interview with the potential employer.

Unfortunately, in Texas, employers using contractors will lay off contractors if they can continue to find other employees who will accept a lower wage. Although employees are never allowed to discuss their wages, it appears that this is not the case as other employees are aware of the wage downgrading trend and disclose their wages anyway since they are still actively searching for other employment that may pay higher wages.

Advice to Management

In this high volume technological information age with many websites for each company, it is virtually impossible to hide any inequities in pay or problems with management or other company challenges. After all, most job seekers are always encouraged to review a potential employer before their interview and, in the process of Google Searching, they are always able to find related websites that provide all types of information that the company may be reluctant to disclose about their company management or workplace environment issues.

Since new hires learn about these issues, they are more apt to discuss these issues with other new or seasoned employees and wonder what lies ahead for their long-term or short-term career with that company.

The sharing of negative news may create cynicism and may generate a self-fulfilling prophecy that what happened to previous employees in terms of lower wages, unpredictable hours, increased workload due to layoffs or turnover, and layoffs for the convenience (and profit) of the company will happen to them. This is just a simple observation that is shared by everyone on many of the websites as well as current or former employees.

Carrington Mortgage Services, LLC Employee Reviews

Branch Manager (Current Employee) Murrieta, CA September 9, 2016

I ve been working for Carrington Mortgage for 3 months and couldn t be happier. Management is very supportive and provides the tools required to be successful. The company provides lap tops, cell phone and expense reimbursement. My previous company did not provide any of this. Carrington also pays for continuing education and license renewal; that was a surprise. I m happy with my decision to make the move. The first few weeks were stressful only because their systems and guidelines were different from my previous employer. That s to be expected at any job. I would highly recommend working for Carrington; the programs and tools required to be a success are definitely here.

Compensation, Cost of Health Benefits very low, support from Management

Contractor (Former Employee) Los Angeles, CA August 16, 2016

A few years back I did a contract for compucom for setting up some of their offices. One in downtown LA. The pay was whatever. The IT s or project managers that picked out the equipment did a horrible job. I still had to get their office ready to go in an alotted amount of time.

Ine of their mess up was not enough cabling. There was a no wifi policy for specific reasons. So I was told by their manager there and her boss over the phone to do what I have to do and I ll get comp d. I shopped around and got all the materials. Cables, connectors, cable management and other materials.

Put in the paperwork right after the job with receipts etc. Denied by the guy that said he d approved them. My recruiter felt bad so he came out of pocket for the $40-60 dollars.

The staff in the room were cool. Some IT are good

Loan Servicing Specialist /collections (Current Employee) Westfield, IN May 12, 2016

Been working here for a while. this company cares nothing about your life. all they care about is. NOTHING. no raises. inconsistent bonus structure. inconsistent policies that are not even across the board. i could go on and on. employees fired because of illness. did I mention there s an ambulance here 2 times a week due to the stress this job places on an individual.

Loan Officer (Former Employee) Jacksonville, FL February 26, 2016

Probably one of the worst company that I ever worked for. The pay plan changed 2 times in a period of 4 months. The Processing Team adds no value whatsoever. Feedback is not allowed by the Management and they don t really care either way. The upper management in California is incompetent and have no idea how the real purchase market works.

CMS will promise you the world and then change all the rules.

Customer Service (Current Employee) Westfield, IN October 12, 2015

The training is crammed into 2 weeks for the minimal amount of information and then throw you to the wolves. The hourly pay is the only thing you can depend on. No Quality Control chart is given but they will base your bonus on this, and no bonus explanation is available either. It is a waste of time talking to management or HR to get answers, as they will just not answer you or give you the run around. If you hired in for Customer Service then be prepared to be collections, Bankruptcy, escrow or anything else. Asking for financials very personal questions to borrowers. Be prepared to share your desk, including all sickness germs. Smile, because they will as they stab you in the back. Oh, don t forget that transferring a call to the correct department is NOT really an option, that dept, isn t willing to take the call. Good luck,
you really are going to need it.

Funder (Current Employee) Westfield August 14, 2015

They recruited me for a year. The first time I didn t get the job because I was told that all the closers would quit if they hired a manager outside of the company. Huge red flag! Next time they were moving offices and were waiting to hire. The last time I decided I would give the company and funder job a try and hated it from the first day. Loan officers were not trained, processors were overworked, doc drawers were struggling, underwriters were forced to get a ton a files approved everyday. All the mistakes, loose ends and issues end up with the funder, which was not in the job description. So many loans were screwed up and no way to fix it at the funding stage- it should have been fixed long before it got to funding. Management bends the Respa rules to fit their needs. No training provided and they are proud of it. Just hire dozens of loan officers and let them call on all the citi, chase and ba loans that were just bought for servicing and see if they can get a refi from the borrower, promise the borrower no costs and then screw up every possible thing on the file and leave it to others to try and save it. I quit after 2 weeks of the most headaches I ve ever had in my life! I ve never seen such incompetence.

Foreclosure Specialist (Current Employee) Santa Ana, CA July 26, 2015

My daily work is combined with a very high volume, fast paced and demanding environment. I must have strong written communications with our national law firms to assist with all inquiries to complete the service assigned to the atty.
My weekly assignments are to touch every file assigned to me and assure I have provided the best service to meet our timelines.

My monthly projects are to assure management and HUD that we accomplish 100% of our given goals.
I have learned how to remember new processes, work in a fast environment, 100% accuracy, and meet given deadlines.

Carrington s management team is excellent. They too are given monthly training tools in which they apply to their individual teams and its working. We are highly motivated to work on behalf of our team leaders.

I have a very strong team. My co-workers work together as a team to help as a whole to assure we meet our given team goals. I love my current team.
The hardest part of my job is learning the 10 states statutes. I have learned if a new question comes up I now know how to find the answer, print and save to the shared folder for the teams future reference.
The most enjoyable part of my job is my team mates and meeting our monthly goals together. My company also offers free learning tutorials, such as resolving conflict, neutralizing a conflicted customer, leadership and management. I love my work environment and look to my future in learning more leadership skills.

I always thought of Carrington as a great compnay and somewhere you can progress in your career. It depends on what manager you get stuck with and if you re male or female. Its a male world in there where only male employees progress unless you re either sleeping with your male boss or you re kissing his butt you will not get anywhere. The compensation was good but truth be told, they never gave me a chance to show what i had, they never allowed me to progress and in the long run, they laid me off because i wasnt pretty enough for the execs there.

you need to be a hot looking female to progress in this compabt

This company provides a lot of promise and potential, but the execution by those in charge are misguided. They do not evaluate the impact of their decisions on those below them. They want 110% from their staff, but provide them tools that are not up to the task of supporting the level of work they desire.

Moreover, there is a lack of direct training. They have a few highly compensated folks they fly around the country to lecture from fancy power points. However they do not focus on any practically useful training elements.

There are many problems masked by the incredible profit margin on their sub-prime loans. When the profit starts to shrink their error of their ways will be much more visible.
