Bank of Canada rate announcement

The Bank of Canada today announced that it is maintaining its target for the overnight rate at 1/2 per cent. The Bank Rate is correspondingly 3/4 per cent and the deposit rate is 1/4 per cent. Global growth in the first half of 2016 was slower than the Bank had projected in its JulyMonetary Policy Report(MPR), although the Bank continues to expect it to strengthen gradually in the second half of this year. The US economy was weaker than expected in the second quarter, notably reflecting a contraction in business and residential investment. While a healthy labour market and solid consumption should remain supportive of growth in the rest of the year, the outlook for business investment has become less certain. While Canadas economy shrank in the second quarter, the Bank still projects a substantial rebound in the second half of this year. Second-quarter GDP was pulled down by the Alberta wildfires in May and by a drop in exports that was larger and more broad-based than expected. Exports disappointed even after accounting for weaker business and residential investment in the United States, adjustments in the resource sector, and cutbacks in auto production. The economy is expected to rebound in the third quarter as oil production recovers, rebuilding commences in Alberta, and consumer spending gets an additional lift from Canada Child Benefit payments. As federal infrastructure spending starts to have more impact, growth in the fourth quarter is projected to remain above potential. Inflation is roughly in line with the Banks expectations. Total CPI inflation is below the 2 per cent target, mainly because of the temporary effects of lower consumer energy prices. Measures of core inflation remain around 2 per cent, reflecting offsetting effects of excess capacity and past exchange rate depreciation. On balance, risks to the profile for inflation have tilted somewhat to the downside since July. At the same time, while there are preliminary signs of a possible moderation in the Vancouver housing market, financial vulnerabilities associated with household imbalances remain elevated and continue to rise.

CREA releases latest sales figures: home sales decline while prices rise

According to statistics released this week by The Canadian Real Estate Association (CREA), national home sales declined for a third consecutive month in July 2016. Highlights: National home sales fell 1.3% from June to July. Actual (not seasonally adjusted) activity came in 2.9% below July 2015. The number of newly listed homes rose 1.2% from June to July. The MLSHome Price Index (HPI) rose 14.3% year-over-year in July. The national average sale price climbed 9.9% in July from one year ago; net of the Greater Toronto Area (GTA) and Greater Vancouver, it advanced 7% year-over-year. While national home sales fell 1.3% month-over-month in July, the average price jumped 14.3% year-over-year last month. Newly listed homes, meanwhile, increased 1.2% month-over-month. Sales activity was down from the previous month in slightly more than half of all markets in July, led by Greater Vancouver and the Fraser Valley. Transactions in these two markets peaked in February of this year, and have since then dropped by 21.5 and 28.8 percent respectively. Accordingly, much of the national sales decline in recent months reflects slowing activity in B.C.s Lower Mainland. National sales and price trends continue to be heavily influenced by a handful of places in Ontario and British Columbia and mask significant variations in local housing market trends and conditions across Canada, said CREA President Cliff Iverson. Home sales continued to trend lower while price gains further accelerated in the Lower Mainland of British Columbia, said Gregory Klump, CREAs Chief Economist. This suggests that sales are being reined in by a lack of inventory and a further deterioration in affordability. The new 15 per cent property transfer tax on Metro Vancouver home purchases by foreign buyers took effect on August 2nd, so it will take some time before the effect of the new tax on sales and prices can be observed. That said, the new tax will do little in the short term to increase the supply of homes. With sales down and new listings up, the national sales-to-new listings ratio eased to 61.6 percent in July 2016 its second monthly decline following its peak of 65.3 percent in May. A sales-to-new listings ratio between 40 and 60 percent is generally consistent with balanced housing market conditions, with readings below and above this range indicating buyers and sellers markets respectively. The national average price continues to be pulled upward by sales activity in Greater Vancouver and Greater Toronto, which remain two of Canadas tightest, most active and expensive housing markets. The actual (not seasonally adjusted) national average price for homes sold in July 2016 was $480,743, up 9.9 percent y-o-y. If these two housing markets are excluded from calculations, the average price is a more modest $365,033 and the gain is trimmed to 7.0 percent y-o-y.

Regulations, taxes and fees consistent across Canada

Canada-wide mortgage regulations are set by the Ministry of Finance to help protect home buyers and lenders. These regulations include guidelines on minimum down payment, maximum amortization period, and CMHC insurance or mortgage default insurance. These are included in the Toronto mortgage calculator and their details are listed below as follows:

  • The minimum down payment in Canada is 5% for homes under $1,000,000 or 20% for homes of greater value.
  • The maximum amortization is 25 years for down payments under 20% and 35 years for higher down payments.

Web Design and Development Courses

The first step will be choosing which area of web training is right for you. Some of your options include (but aren t limited to):

  • Web Developer. Web development is one of the fastest growing careers in Canada. Multiple-year web development programs provide basic design skills, as well as skills in building, programming, supporting and managing websites. Certificate programs are also available for continuing education in the IT field.
  • Web Designer. Available in multiple-year programs or as graduate studies, web design programs combine fundamental graphic design courses with the latest in web technology and web design software.
  • Internet Application Programmer. These two-year diploma programs combine computer programming skills with systems analysis, database design, server implementation skills and more to prepare students to work as Internet application or computer programmers. as well as web developers.

Many of these programs will overlap with each other. Read each program description carefully before choosing which one is right for you.

General Web Design and Development Program Requirements

Most web design and development programs at Ontario colleges require, at minimum, an Ontario Secondary School Diploma (OSSD) or equivalent, with a grade 12 English credit. A grade 12 mathematics credit will be required or recommended in most circumstances. Computer and information science and business technology credits will also be seen as beneficial.

Note: If you choose a continuing education certificate program, be sure to check admission requirements closely to ensure you qualify.

Because of the high demand for professionals in the web industry, salaries are very competitive. The average starting salary of a web designer or web developer is between $35,000 and $40,000 per year, but could rise to $50,000 or more with experience.

Be aware that if a power of attorney is being used for a purchase with a mortgage or refinance, the mortgage lender must pre-approve the use of the Power of Attorney or the lender might refuse to provide mortgage funds on the closing date. Mortgage lenders will usually approve the use of a Power of Attorney when the borrower is an existing customer of the lending bank AND an Ontario lawyer has witnessed the power of attorney being used. ALSO. the mortgage lender will require a legible copy of a second form of identification to be sent to the lawyer prior to closing

POWER OF ATTORNEY FOR PROPERTY . This type of power of attorney (to a person over 18 years of age) appoints a person(s) of your choosing to make decisions about your PROPERTY and your FINANCES, on your behalf. This may include things such as signing documents, paying bills, selling or refinancing your real property. But remember, your property will still belong to you and must be managed by your attorney in your best interests and in accordance with the law.

POWER OF ATTORNEY FOR PERSONAL CARE . In Ontario, The Substitute Decisions Act of Ontario allows you to appoint a trusted individual(s) (over 16 years of age), in advance, to make decisions for you if you become mentally incapable. This type of power of attorney gives a person of your choice the authority to make decisions about your PERSONAL CARE should you become mentally incapable. Decisions about personal care involve things such as where you live, what you eat, and the kind of medical treatment you receive. You may give your attorney special instructions about the particular kind of care you want or in fact do not want (sometimes this power of attorney is called a Living Will).

WARNING . Giving any power of attorney is a serious matter. You are giving the person you appoint significant power over your property and/or health care. There is always a risk that your attorney could misuse this power. If you have any doubts about the motives or ability of the person you are considering (or are under any pressure from your proposed attorney) do not appoint that person. It is your decision and you must weigh it carefully. In each case, you may appoint more than one attorney, so that both may be required to sign for you.

EFFECTIVE DATE . The power of attorney will be effective immediately, when it is signed and given to the attorney, unless you decide and specifically state in the power of attorney that you want it to come into effect at a later date or under specific circumstances. The form says what authority your appointed attorney will have over your financial affairs. If you do not put in conditions or restrictions, the attorney will have the power to do anything with your property that you could do yourself if you were mentally capable (except make a will).
