My favorite 3 lead generation techniques for REALTORS® to keep those leads coming in!

Most successful Real Estate Agents are the ones that do daily lead generation. Whether they are on the phone or out there in the field, lead generation is paramount for a REALTORS® success.

By devoting just 1 hour per day to lead generation, can put you at the top of your company’s sales stats, and keep you there consistently. Over a month’s time, that constant focus on lead generation will quickly add up.

The key is that it has to be done every day. You cannot expect to get Top Producer results by working at lead generation part time. It has to be done daily. If you want to have a rewarding real estate career, then this is a must.

Here are 3 of the best lead generation techniques you can use to keep the push on and keep those leads coming in.

1. Call through your database! Your database is full of past clients and people you have recently met. They have either done business with you in the past or are a prospect for doing business in the future. STAY IN TOUCH WITH THEM. It is so much easier to contact someone you already know. They already know who you are and they will be more willing to listen to what you have to say.

If you are new to the business then you should be calling your sphere of influence. That is everyone you know including friends and family and previous co-workers etc.

Be diligent and call through your database every day. You should be calling through your database at least once a quarter. So if you have a database of 60 people, divide that by 60 (number of work days in 3 months) and that’s how many people you need to phone per day. 60 divided by 60 = 1 call per day.

Remember to follow up each phone call with a personal note thanking them for talking to you and letting them know how much you appreciate them. Let them know that you are there for them with any questions they may have about real estate.

2. Work your farm area

When I started in Real Estate, my farm area was 300 town homes. I regularly walked the area dropping off flyers, door knocking and phoning them. Once I got a listing I would drop off “Just Listed” flyers.

I would then schedule an open house for the following weekend and I would send out invitations to the street. This would ensure that my open house was successful in attracting many people to come and see it. This put me face to face with more potential clients.

Finally I would drop off “Just Sold” flyers letting everyone in my farm area know that I could get their house sold. So the next time I was door knocking or doing an open house, people in the neighborhood knew my ability to sell their most valuable asset and get the job done.

Become the area expert for your farm area. Work it as much as you can. There are many people that have been thinking about moving within your area. You want to be top of mind for when they are ready to move. The best way to do this is keep communicating with them.

It takes awhile, but within a short amount of time you can be the recognized expert for that area. I would start off small as I did with about 300 homes and then expand from there. Having a farm area of 1000 homes or more should be a REALTORS® goal.

Facebook is a phenomenon that just won’t quit. It continues to grow and grow quickly. With over 500 million people on it now, it has more people than most countries! What a great place to market to.

By building up a close knit list of friends and clients, you can easily keep communications open on your activities. Engage with them by commenting on their activities as well as your own. Offer advice and ask a lot of questions to stimulate conversations.

Using this type of attraction marketing. you should be able to pick up many people to add to your client database.

Just remember to keep at it! It doesn’t happen overnight but the agents that I’m working with have been getting lead after lead which is turning into nice commissions for them.

The key is being consistent. Many agents give up when they don’t get a call in the first week. Trust takes time to build. Just keep at it and you will start to see the results as well.

Remember to mix it up a little. DO NOT TALK ABOUT REAL ESTATE ALL THE TIME. People get tired of this. They will think the only reason you friended them is to spam how great you are with Real Estate. This will not work.

People are attracted to you when they find out that you have things in common. Remember, when selling a home, it is not about you it is about them. So try to post things on Facebook that your clients will be interested in.

So talk about your day and your kids or your car or any activities that you are involved in. Add in the occasional Real Estate topic. If you keep it to 80% personal and 20% business you will be fine.

Use Facebook to connect with your farm area. You can bring interesting information to them about their area. Take pictures of new business’s opening up around them. Add information about the community they live in. Quarterly stats are always great to post to keep people updated about their home price.

So there you have it, 3 great tips to keep the leads coming in, but it all comes down to you and your effort. Are you willing to step up and commit to 1 hour a day of these activities? Just 1 hour a day can be the difference between you having a great real estate career or giving up and quitting the business.

So get busy, create a plan and get at it. You will start to see the rewards very quickly.

I believe you can do it or you wouldn’t be reading this post. So get started today, create a plan of attack for tomorrow and get to it. First thing in the morning always worked best for me and my agents.

If you combine these 3 techniques and stick with it, you will find that you will be generating many leads and helping families get moved. This will ensure you will have a great career in real estate .

    there is a good online program for LPN to RN’s in Ohio but you would still have to live in this state because you have to travel to a specific location in ohio for clinicals once a week. other than that the only online one I know of is the college network/excelsior type stuff. be weary of these though, please do read reviews negative and positive. All I had to do was spend an hour researching these type of programs and I had my mind made up.

    Unfortunately I’ve never heard of any other program besides Excelsior due to the extensive clinical requirement in obtaining your RN. I just graduated from a live LPN to RN program and it was really rigorous. A coworker of mine did Excelsior and she was very disciplined (I am not) but it was incredibly expensive between the tuition, books, cost of exams and then traveling to NY for the clinical requirements at the end of the program. I decided I’d rather knock it all out in 3 semesters in person and saved up so I could work part time while doing so. Glad it’s finally over, best of luck to you in whatever you decide.

    First of all, the hospital from which I retired from will NOT accept any online degrees for positions that require that degree. no online BSNs,MSNs or PhDs are accepted. Second, online learning has its place, but there are some things that you simply need a real teacher for in a real setting. Online schools often prey on folks who wish to further their education but who lack time to do so. STAY AWAY from places like the College Network which is not a college, but a predatory scam. Stay away from the University of Phoenix or any for profit school as they are very expensive and have a questionable reputation. Find a local community college or four year traditional school which has experience with adult learners where you won’t break the bank and get a good education.

    Reverse Mortgage: Scam or good idea?

    This is not yet something that is likely to affect most of my readers, as few of you are in your sixties or seventies (I think). But a friend’s parents are considering a reverse mortgage and I thought it would be an interesting disucssion. Most of us have parents who are around the age targeted by reverse mortgage companies. So, if not yet for ourselves, we should be educated for our parents, other relatives or friends’ parents.

    Homeowners in many parts of the country have seen the value of their home double or more over the last five years or so, creating an instant retirement plan for those who did not previously have one. A blessing, if you are in that position. Money sent from the heavens. But the most important question for those who are planning not only to live in their house, but to live off of it is, what is the best way to access my equity?

    The simple answer would be to simply take out a home equity line of credit or loan and use those funds as a sort of retirement account. Withdraw money as needed, manage your cash flow so that you don’t run out. Of course there are drawbacks. The money that you take out must begin repayments immediately. So you would be using the money borrowed to make your payments. It also does not absolve any existing debt that you may have, namely your existing mortgage.

    So, for many older Americans in this position, the reverse mortgage has become a popular solution to all of these questions. But what is a reverse mortgage, how does it work, and is it really a good idea?

    What is a Reverse Mortgage?

    According to reversemortgage.org. a reverse mortgage is, a special type of loan used by older Americans to convert the equity in their homes into cash. The money from a reverse mortgage can provide seniors with the financial security they need to fully enjoy their retirement years.

    Just like a traditional mortgage it is a loan against your house, but unlike a traditional mortgage, it is not used to purchase the property, but to extract the equity in either the form of a line of credit or a monthly payout.

    How does a Reverse Mortgage Work?

    The concept of a reverse mortgage is surprisingly simple. It is the opposite of a traditional mortgage (forward mortgage). In a traditional mortgage a loan is issued to the homeowner, generally for the purchase of property, and payments begin immediately, allowing the homeowner to pay the principal down over a period of time. Assuming we are talking about fully amortizing loans, the homeowner will be able to pay the mortgage off in full at some point in the future, commonly 30 years.

    A reverse mortgage also issues a loan to the homeowner, however the homeowner does not make payments on this loan. Ever. Instead a first position lien is placed on the property, and the homeowner may receive either a line of credit for some portion of the equity or annuity like payments that will be guaranteed for life. Interest accrues on the loan and is never paid off. Rather the balance continues to grow every month.     What are the benefits to a Reverse Mortgage?

    There are two major benefits to using a reverse mortgage:

    1. If the homeowner is at or near retirement age and continues to struggle to make end meet due to the burden of a mortgage payment, this will relieve them of the monthly payment. This is a big relief to many retirement age homeowners wanting to retire, but worried about their mortgage payment.
    2. This allows the homeowner to use the equity in their house as a retirement fund without having to sell and move. Many older homeowners have spent the greater part of their lives in their final house. Many have seen their children grow up there, and have deep roots in the neighborhood. Selling the house would be a painful option.

    What are the drawbacks to a Reverse Mortgage?

    1. The interest rate is typically 1.5-2% higher than traditional mortgage rates. Anyone thinking about using a reverse mortgage should consider comparing the cost and benefits of using a cash out refinance traditional mortgage.
    2. The other costs are fairly high. There is an origination fee which will be the greater of $2000 or 2% of the maximum qualifying amount. There is typically a mortgage insurance premium equal to 2% of the lesser of the value of the house or the maximum qualifying amount in the first year and 0.5% of the loan balance annual after that. There are also appraisal fees and a litany of closing costs.
    3. The likelihood of keeping the house in the family after the death of the homeowners is unlikely. However, for anyone considering a reverse mortgage, the likelihood is low under any other option as well.

    Is a Reverse Mortgage a good solution?

    There are many Americans for whom it would be their best option. The basic profile would likely be someone who owns their home, needs either higher monthly income or mortgage debt relief, is at or near retirement, does not have significant other assets, and highly values living in their current house.
