Obama Announces Cut in Federally Issued Mortgage Premiums

President Barack Obama on Thursday announced plans to shave insurance premiums on some federally issued mortgages, potentially opening the housing sector to 250,000 new homebuyers.

“We’re going to start this week laying out some of the agenda for the next year. And here in Phoenix, I want to talk about helping more families afford their piece of the American dream, and that is owning their own home,” Obama said during a visit to Arizona. “Buying a home’s always been about more than owning a roof and four walls. It’s about investing in savings and building a family and planting roots in a community.”

Obama spoke from Phoenix’s Central High School Thursday morning as part of a weeklong economy-focused tour across the country. The president announced Federal Housing Administration mortgage insurance premiums will be lowered by half a percentage point, from 1.35 percent to 0.85 percent.

The FHA provides mortgages largely to lower- and middle-income Americans. The White House on Thursday estimated more than 800,000 homeowners stand to save money on their monthly mortgage costs from the reduced premiums, which are expected to save new borrowers an average of $900 annually.

“This action will make homeownership more affordable for over 2 million Americans in the next three years,” Housing and Urban Development Secretary Julián Castro said in a statement regarding the policy change’s longer-term implications. “By bringing our premiums down, we’re helping folks lift themselves up so they can open new doors of opportunity and strengthen their financial futures.”

The lowered rates announced Thursday are still higher than they were in the immediate aftermath of the Great Recession; mortgage insurance premiums initially were increased from 0.55 percent in 2010 to help the FHA recover from losses suffered during the housing crisis. Yet even with the reduction, the White House says the FHA expects to increase its reserves by $7 to $10 billion annually as the housing market continues to recover.

The average sale price of a U.S. home in October 2014 was $199,000, according to real estate database RealtyTrac. That’s only a $900 difference from the average sale price in October 2013, but the number of homes sold increased year-over-year by 32 percent. So while average home values in the U.S. have been relatively stagnant, the number of sales increased demonstrably.

The number of “seriously underwater” homes – in which the combined loan amount taken out on the property is at least 25 percent higher than the property’s estimated market value – also decreased over the past year. A reported 8.1 million residential properties were “seriously underwater” in the U.S. at the end of 2014’s third quarter, according to the RealtyTrac U.S. Home Equity Underwater Report. That marked the fewest number of homes categorized as such since RealtyTrac began its quarterly reports in 2012.

The U.S. homeownership rate – the proportion of owner-occupied housing to the combination of owner-occupied and rented housing units – climbed to 69.2 percent in the fourth quarter of 2004 and was as high as 68.2 percent in the second quarter of 2007 before beginning a decline. The rate most recently sat at 64.4 percent to mark its lowest level since 1995, according to the Census Bureau. It has fallen in four consecutive quarters and is more than 2 percentage points lower than it was in the fourth quarter of 2010.

Ownership rates most recently were the lowest among African-Americans and Hispanics, as well as individuals younger than 35.

Despite the potential injection of hundreds of thousands of first-time homebuyers into a slowly improving housing market, Obama’s announcement was not met with unanimous approval.

“If President Obama follows through on today’s pledge, he will be increasing the likelihood that taxpayers will have to foot the bill for yet another bailout,” Rep. Jeb Hensarling, R-Tex, said in a statement Wednesday when news broke of the president’s impending action.

But Obama said Thursday he does not plan to lead the country “down the road again of financing folks buying things they can’t afford.” The FHA’s credit score floor and required underwritings for “higher-risk borrowers” are among a host of checks that will remain in place for federally issued mortgages.

Obama will travel to Tennessee on Friday to continue a week of economy-focused appearances ahead of his Jan. 20 State of the Union Address.

What is health care administration?

The field of health care administration combines politics, business and science in managing the human and fiscal resources needed to deliver effective public health services. If you go into this profession, you might work in administration or resource development, in the public or private sectors. You might specialize in planning, organization, policy formation and analysis, finance, economics or marketing.

Bachelor’s degree information.

A bachelor’s degree is enough for some entry-level positions in health administration, a few senior-level positions in smaller operations and for some middle-management jobs in larger organizations. Many schools and colleges offer undergraduate degrees with a concentration in health services management. The purpose of a baccalaureate education in this area is to provide the initial education for professional careers in health services management. Degrees in other areas, such as business, nursing or liberal arts may also qualify you.

Master’s degree information.

Majors

Albright’s ADP curriculum features an accelerated seminar format with intense use of the Internet as well as additional computer technology. Interaction between students is emphasized and much of this collaboration involves applied group activities.

While traditional classes meet 40-44 hours per semester, Albright’s ADP courses meet for four hours per evening for five to seven weeks. Remaining class time is fulfilled by a combination of Internet usage and independent study.

Through a special partnership with Reading Area Community College, Delaware County Community College, Harrisburg Area Community College, Lehigh Carbon Community College, Montgomery County Community College, Northampton Community College, and Warren County Community College, most associate degrees (A.A. or A.S.) from these colleges transfer fully to Albright ADP (and acceptance is automatic if all Albright transfer admissions criteria are met.) Albright College offers a $2,500-3,200 Partner Scholarship based on GPA to graduates of these colleges. (Any applicant with an Associates Degree is eligible for a $2,500 scholarship.)

ADP offers bachelor’s degrees in:

Accounting: The accelerated program in accounting prepares students for careers in public and private accounting and in obtaining professional certifications. This major also provides students with a strong foundation for entering a graduate school program.

Business Administration: The accelerated program in business administration prepares students for a wide variety of careers in finance, banking, marketing and management. This major also provides students with a strong foundation for entering a graduate school program.

Crime & Justice: The accelerated program in crime and justice involves an analysis of criminal deviance and its roots, plus an in-depth understanding of our criminal justice system’s successes and failures. Unlike other criminal justice programs, students are not trained specifically for police work. Rather, students are educated in the academic study of crime, criminology and justice in preparation for a variety of positions within the criminal justice system.

Digital Communications: Albright College offers one of the only evening accelerated-hybrid programs in Digital Communications in the area. Focus on strategic communication across media platforms including publications, videos, and websites in the Albright College Digital Communications program. (This program is currently offered exclusively at our Reading location.)

Computer and Information Systems: The accelerated program in information systems is based on common structures and degree programs in the United States and Canada. It also meets the recommendation of the Association for Computing Machinery, which sets a variety of standards in technology fields, as well as graduate study programs.

Organizational Behavior / Applied Psychology: The accelerated program in organizational behavior / applied psychology prepares students for a wide variety of careers in social services, management, human resources, training and development. This major also provides students with a strong foundation for entering a graduate program.

Information Systems and Management: Albright s distinctive new major in information systems and management (ISAM) is designed to provide students with both the technical skills and the business acumen required to excel in information systems and business environments.

Service-Disabled Veterans Insurance (S-DVI)

What is S-DVI?

The Service-Disabled Veterans Insurance (S-DVI) program was established in 1951 to meet the insurance needs of certain veterans with service connected disabilities. S-DVI is available in a variety of permanent plans as well as term insurance. Policies are issued for a maximum face amount of $10,000.

Who Can Apply for S-DVI?

You can apply for S-DVI if you meet the following 4 criteria:

  1. You were released from active duty under other than dishonorable conditions on or after April 25, 1951
  2. You were rated for a service-connected disability (even if only 0%)
  3. You are in good health except for any service-connected conditions
  4. You apply within 2 years from the date VA grants your new service-connected disability.

Note: An increase in an existing service-connected disability or the granting of individual unemployability of a previous rated condition does not entitle a veteran to this insurance.

How Can I Apply for S-DVI?

Waiver of Premiums for Totally Disabled Veterans

Under certain conditions, the basic S-DVI policy provides for a waiver of premiums in case of total disability. Policyholders who carry the basic S-DVI coverage and who become eligible for a waiver of premiums due to total disability can apply for and be granted additional Supplemental S-DVI of up to $30,000.

Supplemental S-DVI

The Veterans’ Benefits Act of 2010, provided for $30,000 of supplemental coverage to S-DVI policyholders. Premiums may not be waived on this supplemental coverage. S-DVI policyholders are eligible for this supplemental coverage if:

  • They are eligible for a waiver of premiums.
  • They apply for the coverage within one year from notice of the grant of waiver.
  • are under age 65

How Can I Apply for Supplemental S-DVI?

To apply for Supplemental S-DVI, you must file VA Form 29-0188, Application for Supplemental Service-Disabled Veterans (RH) Life Insurance or send a letter requesting this insurance over your signature. Shortly after Democratic establishment favorite Tom Perez defeated Keith Ellison as the new DNC Chair, the Republican National Committee issued a statement slamming Democrats for being out of touch with the American people, a sentiment shared once again by many Bernie Sanders supporters, who saw the loss of Ellison as a symbolic perpetuation of the status quo.

“By selecting a D.C. insider, Democrats only create deeper divisions within their own party by pushing a far left agenda that rejects a majority of their base outside Washington,” said chairwoman Ronna McDaniel.

“The DNC would be well-served to learn from two straight election cycle losses, encourage the leaders in their party to listen to what the voters want, and get to work with Republicans to fix the mess they created.”

    Cool Things to Do with Netsh

    The Netsh command is a powerful command-line tool for Windows Server 2003, Windows XP, and Windows 2000. Netsh is available in the Microsoft Windows 2000 Server Resource Kit and is standard in Windows 2003 and XP. Netsh lets you change almost any network configuration setting as well as document network configurations. You can use the command in a batch file or from its own command shell. Netsh has a useful Help system that you can access by adding /? to almost any of its subcommands. Here are 10 cool things that you can use Netsh to do.

    10. Show TCP/IP settings The command

    shows the system s current TCP/IP configuration settings. You can see whether the system is using DHCP or static addressing as well as view the system s current IP address, subnet mask, gateway address, and DNS servers.

    9. Change network configuration Netsh can change the current network configuration. The command

    sets the IP address of the system configuration Local Area Connection to 192.168.0.10, the subnet mask to 255.255.255.0, and the gateway address to 192.168.0.254. This use of Netsh comes in handy for laptops that must switch between static and dynamic addressed networks.

    8. Use a dynamic DHCP assigned address The command

    sets the IP address of the Local Area Connection system configuration to use DHCP addressing.

    7. Change a DNS server address When you change the system s IP address type, you almost always have to change the DNS server s address as well. The command

    configures the Local Area Connection to use a DNS server whose address is 192.168.0.2.

    6. Dynamically assign the DNS server address When you switch to dynamic DHCP addressing, you typically also want the DNS server address to be assigned dynamically. The command

    sets the Local Area Connection interface to use a DHCP-assigned DNS address.

    5. Configure a WINS server Netsh also lets you configure WINS servers. The following command configures a system s Local Area Connection interface to use a WINS server that has the IP address 192.168.100.3.

    4. Work with other interfaces Netsh works with DHCP, Internet Authentication Service (IAS), and RAS interfaces as well as the local network interface. The command

    dumps the local DHCP server s configuration to the dhcpcfg.dat file. You can use this file in conjunction with Netsh to recreate the DHCP server.

    3. Work with remote systems One of Netsh s best hidden features is its ability to work with remote systems. The command

    sets the current computer to a different system on the network.

    2. Save the current configuration The Interface Dump subcommand saves your current network configuration and generates a script that you can use to regenerate the configuration. The command

    redirects the Dump command to the mycfg.dat file.

    1. Restore network configuration The Netsh Exec command runs a Netsh script file. The command

    restores to your system the network configuration data that the preceding sample command saved.

    I too ran into this problem. Do this: 1. Create a batch file called netsh.bat ( for example ) with the netsh commands you would like to run ( just as they would run locally on your PC ) 2. Copy netsh.bat to C:\ (for example) on all of the nodes that need the change ( you can copy netsh.bat across your LAN via another batch file ). 3. With another batch file, schedule an AT job on each node that needs the change: this at job should run c:\netsh.bat ( that has already been copied to each node that needs the change ).     Would anyone know why I am getting the following error with #3, which is the remote command. When I run “netsh set machine virtual2000” I get the following response “WARNING: Could not obtain host information from machine: [10.1.2.106]. Some commands may not be available. Access is denied” The result is identical when I try “netsh -r virtual2000” I have tried physical servers as well, but I get the same result. I tried to google the error, but I don’t see anything. The netsh interface works fine until you get to the “set IP address” portion”. At that point, the available commands are blank.
